At the Hindmarsh Shire Council's final meeting for the year last week two planning permits for four new dwellings in Dimboola were approved.

Two applicants have applied for planning permits, with each permit for two single-story dwellings.

Works on both properties are subject to the developers meeting conditions as stated by Council, including requirements on vehicle access, rainwater retention, waste water management, and other associated engineering works.

The block of land on the corner of Victoria and Lochiel Streets, next to the supermarket, comprises three titles.

The land will be subdivided into two blocks, with one for each of the new buildings.

Council agreed that, while the land is currently classed as Commercial 1, using this land for residential purposes will not be detrimental to the town centre due to the number of vacant shops.

Vehicle access to the premises will be from Victoria Street.

Council also noted that the permit holder is required to make future residents of the proposed dwellings aware that the adjoining supermarket is a long standing commercial operation that generates late night deliveries and the use can cause noise, dust and odours.

Council have stated that the fence along the adjoining laneway will need to be lowered to a height of 900mm to aid in pedestrian safety.

This block next to the café on Ellerman Street is currently vacant and it is proposed that this block will be the site of two new dwellings.

A three-bedroom house at the front of the block and a two-bedroom house at the rear are the proposed buildings being the subject of the permit application.

The dwellings will be provided with secluded open space and ample room for landscaping.

Subdivision of the block is not included in this application, but the application is compatible with being subdivided in the future.
